New Commercial Complex To Come Up Near Sawai Madhopur Station, Home to UNESCO Heritage Ranthambhore National Park

New Delhi, Feb 10: Leading developers have evinced keen interest in the commercial development of a vacant site near Sawai Madhopur railway station at an estimated reserve price of over Rs 13 cr.
Rail Land Development Authority (RLDA) has floated a request for proposal (RFP) for leasing a 4000 square metre vacant land parcel for  development of a commercial complex at Sawai Madhopur in Rajasthan.
The reserve price of land is Rs 13.50 crores, and it will be leased for 45 years.
The pre-bid meeting was attended by many leading real estate players  and the deadline for bid submission is February 11, 2021, according to RLDA.
Situated near platform no-1 side of Sawai Madhopur Railway station, the vacant site has an excellent connectivity to different parts of the city through road network. The site is bounded by a private house, shops and railway quarters in the north, vacant land and railway buildings in the east, a railway station in the south and GRP Thana in the west.
The parcel spans 4000 sqmt with permitted Built-Up Area (BUA) of 8000 sqmt with.
Bound by the Banas river in the north and Parbati river in the east, the city is named after Maharaja Madho Singh-I of Jaipur who planned the city. It is home to Ranthambhore National Park- a UNESCO World Heritage Site with immense tourist traffic.
“The proposed commercial development will bolster tourism prospects, push up real estate prices and ensure economic development in the surrounding areas,” said RLDA Vice Chairman Ved Parkash Dudeja.
The lessee will be mandated to carry out the development as per local building bye-laws and shall procure all necessary clearances for the development as per her site plan. He / She will be permitted to market and sub-lease the Built-up Area for any lawful activity.
RLDA, a statutory body under the Ministry of Railways, is entrusted with the task of the development of vacant railway land. It has four key mandates as a part of development –  Leasing of commercial sites,  Colony redevelopment, Station redevelopment and Multi-functional Complex development.
Currently, the Indian Railways has approximately 43,000 hectares of vacant land across India. RLDA has over 84 commercial (greenfield) sites across India for leasing, and the eligible developers for each will be selected through an open and transparent bid process.
RLDA is currently working on 62 stations in a phased manner while its subsidiary, IRSDC has taken up another 61 stations. The railway stations across India will be redeveloped on a PPP model as a part of Smart City projects launched by the government. RLDA is currently also handling 84 railway colony redevelopment projects and has recently leased out a railway colony in Guwahati for redevelopment.
